HOTELS - PROTOTYPE DESIGN

BJY is providing A/E services to Marriott Corporation for several hotel concept prototype design programs and efficient site-adapt services for the prototypical in numerous cities across the nation.
Fairfield Inn Program, Marriott Corporation - Design of 17 prototypes for a 44,000-square-foot, 135-room hotel. A total of 500 hotels are planned. We have already site-adapted the various 135-room prototypes to 80 sites nationwide. Site Adaptation Services, Marriott Corporation - BJY's site adaptation services for the variety of Marriott programs cover the general areas of building systems, seismic de-sign, civil sitework, and local compliance. This includes adapting building systems, such as HVAC systems, to local climatic conditions. In some cases HVAC system alternates need to be designed for extreme climates. We al-ways use a local geotechnical sub consultant for soils engineering and foundation system recommendations for slabs, footings and piles if needed. The prototypes are designed to meet Zone 2 seismic criteria. Site adaptation considerations include up-grades to Zone 3 by adding shear walls, extra bracing and more rigidity to the structure. Courtyard Hotel Program, Marriott Corporation - This project includes study and design to reduce construction costs for the 109-room prototypical Courtyard Hotels. The program will expand to design 112-, 149- and 152-room facilities nationwide. |
The program is designed on AutoCAD with computer-generated plans, elevations, sections, and details. The buildings are pre-engineered using shop-fabricated components including a panelized structural system, package HVAC systems, and national supply sources for the site-adapt locations. Concept documents outline structural, architectural, electrical and mechanical requirements.
Residence Inn Program, Marriott Corporation - Prototypical and A/E design of extended-stay hotels. The two- and three-story hotels range from 100 to 300 units. They consist of a number of differently configured elements which are combined to accommodate different site sizes, shapes and slopes. Twelve units, with a construction cost of $50 million (to date), have been site-adapted in 1989 with several hundred more planned in the near future. PROTOTYPE DESIGN
